Summary
Plans, organizes, directs, and supervises Maintenance Staff and all preventative corrective maintenance programs for the community in accordance with established standards, procedures and regulatory compliance.
Responsibilities/Essential Job Duties
- Supervises and trains the maintenance staff in the performance of preventative and corrective maintenance of the community.
- Coordinates apartment renovations, remodeling, and maintenance schedules, including scheduling projects with personnel with staff, residents, managers and outside contractors.
- Solicits, evaluates, and select bids, directs and inspects work of contracted service providers under the direction of the General Manager.
- Supervises personnel, service contracts and various maintenance projects. Acts as a working supervisor, performing maintenance tasks as needed.
- Maintains and monitors inventory status necessary for the completion of maintenance projects.
- Evaluates and maintains equipment and materials to assure continued safe, efficient operation.
- Assist in developing, costing and adherence to capital and operating budget.
- Reviews request for work, directs work of assigned personnel, and inspects completed assignments to assure performance and quality.
- Assists in fire and safety programs of the community, compliance with all Federal, State and local codes.
Qualifications
- Knowledge of electrical, carpentry, plumbing and related trade fields.
- Knowledge of skilled trades and general understanding of building codes.
- Well rounded knowledge of practices, tools, equipment, methods and materials used in maintenance.
- Knowledge and understanding of and the ability to comply with work safety practices and guidelines relating to asbestos and industrial chemicals.
- Knowledge of SDS sheets.
- Demonstrate interpersonal, verbal and written communication skills.
- Supervisory and managerial skills to plan and assign work, motivate employees and provide work leadership.
- Organizational and analytical skills to plan and complete work assignments with minimal supervision and within established deadlines.
- Ability to understand and read technical manuals, blueprints and schematics.
- Proficient in Microsoft Office and inventory control and preventative maintenance software programs.
- Physical skills and ability to perform work that requires continual standing, walking, stopping, bending and lifting up to 75 lbs.
Education and/or Experience
- High school diploma or equivalent is preferred. Trade school and/or military training a plus.
- One to five years of verifiable hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.) is preferred with proficiency in at least one major area.
- Minimum of three years supervisory experience.
- Motorized vehicles.
Licenses/Certifications
- Valid drivers’ license along with good driving record and auto insurance is required.
- EPA certifiable status is preferred.
